Ge\u00e7en y\u0131l T\u00fcrkiye genelinde toplam gayrimenkul sat\u0131\u015f adedi 2 milyon 949 bine ula\u015f\u0131rken, bu rakam\u0131n 1 milyon 723 binini arsa, tarla, i\u015f yeri ve di\u011fer ta\u015f\u0131nmazlar olu\u015fturdu. Konut d\u0131\u015f\u0131 gayrimenkul sat\u0131\u015flar\u0131n\u0131n en az y\u00fczde 90&#8217;\u0131n\u0131n arsa ve tarlalardan olu\u015ftu\u011fu de\u011ferlendirildi\u011finde bu alanda t\u00fcm zamanlar\u0131n y\u0131ll\u0131k rekoru k\u0131r\u0131lm\u0131\u015f oldu. Konut d\u0131\u015f\u0131 gayrimenkul\u00fcn toplam sat\u0131\u015f i\u00e7erisindeki pay\u0131 da y\u00fczde 58,44 ile en y\u00fcksek orana y\u00fckseldi.<\/p>\n<p>Y\u00fcksek sat\u0131\u015f adetleri bu y\u0131l k\u0131smen d\u00fc\u015fse de arsa ve tarlalara g\u00fc\u00e7l\u00fc talebin s\u00fcrd\u00fc\u011f\u00fcn\u00fc belirten uzmanlar, salg\u0131n ve depremlerin etkisinin yan\u0131 s\u0131ra konut alamayan yat\u0131r\u0131mc\u0131lar\u0131n arsa ve tarlaya y\u00f6nelmesinin bu durumda etkili oldu\u011funu anlatt\u0131.<\/p>\n<p><b>&#8220;Arsa ve tarlaya y\u00f6nelik taleple birlikte doland\u0131r\u0131c\u0131l\u0131k hadiseleri de artt\u0131&#8221;<\/b><\/p>\n<p>Gayrimenkul Pazarlama ve Sat\u0131\u015f Profesyonelleri Derne\u011fi (GAPAS) Ba\u015fkan\u0131 \u0130smail \u00d6zcan, son birka\u00e7 y\u0131lda konuta eri\u015fimin zorla\u015fmas\u0131n\u0131n daha makul b\u00fct\u00e7elerle yap\u0131labilen arsa ve arazi yat\u0131r\u0131mlar\u0131n\u0131 art\u0131rd\u0131\u011f\u0131n\u0131 belirterek, y\u00fcksek mebla\u011flar\u0131n konu\u015fuldu\u011fu bu alan\u0131n k\u00f6t\u00fc niyetlilerin de ilgisinden ka\u00e7mad\u0131\u011f\u0131n\u0131 s\u00f6yledi.<\/p>\n<p>Son d\u00f6nemde toplam gayrimenkul sat\u0131\u015flar\u0131 i\u00e7erisinde konut d\u0131\u015f\u0131 yat\u0131r\u0131mlar\u0131n daha y\u00fcksek pay ald\u0131\u011f\u0131n\u0131 dile getiren \u00d6zcan, &#8220;G\u00f6rece daha makul b\u00fct\u00e7elerle al\u0131nabilen araziler ve h\u0131zl\u0131 de\u011fer art\u0131\u015f\u0131 e\u011filimine sahip arsalar yat\u0131r\u0131mc\u0131lar\u0131n g\u00f6zdesi haline geldi.&#8221; dedi.<\/p>\n<p>\u00d6zcan, \u00f6zellikle k\u0131rsal y\u00f6relerdeki tarlalara da ilginin artmas\u0131yla bu alanda baz\u0131 doland\u0131r\u0131c\u0131l\u0131k hadiselerinin de ya\u015fanmaya ba\u015fland\u0131\u011f\u0131n\u0131 kaydederek, s\u00f6zlerini \u015f\u00f6yle s\u00fcrd\u00fcrd\u00fc:<\/p>\n<p>&#8220;Baz\u0131 yat\u0131r\u0131mc\u0131lar\u0131n sat\u0131n al\u0131nacak araziyi g\u00f6rmeden, yerinde ve resmi kurumlarda inceleme yapmadan, sadece fiyat\u0131n\u0131n cazip oldu\u011fu alg\u0131s\u0131 ve \u00f6ng\u00f6r\u00fcs\u00fcyle sat\u0131n almalar yapt\u0131\u011f\u0131n\u0131 ve parasal kay\u0131plar ya\u015fad\u0131\u011f\u0131n\u0131, ger\u00e7ekte \u00f6yle bir yerin olmad\u0131\u011f\u0131n\u0131 ya da sat\u0131\u015f yapmak isteyenlere verilen kaporalar\u0131n buharla\u015ft\u0131\u011f\u0131 y\u00f6n\u00fcnde duyumlar al\u0131yoruz.
