T\u00fcrkiye \u0130statistik Kurumu (T\u00dc\u0130K) verilerine g\u00f6re, konut sat\u0131\u015f\u0131 haziranda ge\u00e7en y\u0131l\u0131n ayn\u0131 ay\u0131na g\u00f6re y\u00fczde 5.2 azalarak 79 bin 313 oldu. Ocak-haziranda ise toplamda sat\u0131\u015flar, ge\u00e7en y\u0131l\u0131n ayn\u0131 d\u00f6nemine g\u00f6re y\u00fczde 3.7 azalarak 545 bin 74\u2019e d\u00fc\u015ft\u00fc. Konut sat\u0131\u015f\u0131n\u0131 kolayla\u015ft\u0131ran en temel etken konut kredi faiz oranlar\u0131 olarak biliniyor. Ancak y\u0131l boyunca faizlerdeki y\u00fcksek seyir, ihtiya\u00e7 i\u00e7in konuta eri\u015fmek isteyen kitleyi olduk\u00e7a zorlad\u0131. \u00d6rne\u011fin 1 milyon liral\u0131k konut kredisinin 10 y\u0131ll\u0131k vadede geri \u00f6demesi 3 milyon 800 bin liray\u0131 a\u015f\u0131yor. Bu da ayl\u0131k \u00f6deme taksidini 35 bin liraya kadar \u00e7\u0131kar\u0131yor.\u00a0<\/p>\n<p>Konut kredisi faizleri y\u0131l\u0131n ba\u015f\u0131na g\u00f6re bir miktar gerilese de t\u00fcketiciye cazip hale gelmekten olduk\u00e7a uzak. Konut sat\u0131\u015flar\u0131nda faiz oran\u0131 t\u00fcketici i\u00e7in y\u00fczde 1 ve 1.5 ekseninde psikolojik s\u0131n\u0131r olarak g\u00f6r\u00fcl\u00fcyor. Bunun \u00fczerindeki oranlar\u0131n al\u0131m karar\u0131n\u0131 olumsuz etkiledi\u011fi ifade ediliyor. Konutta hareketin faizlerdeki bir miktar daha gev\u015feme ile y\u0131l\u0131n son \u00e7eyre\u011fine kayaca\u011f\u0131 de\u011ferlendiriliyor.\u00a0<\/p>\n<p><strong>En d\u00fc\u015f\u00fck seviye<\/strong><\/p>\n<p>Kredili (ipotekli) konut sat\u0131\u015flar\u0131 haziranda bir \u00f6nceki y\u0131l\u0131n ayn\u0131 ay\u0131na g\u00f6re y\u00fczde 49.4 azal\u0131\u015f g\u00f6stererek 6 bin 813 oldu. Toplam konut sat\u0131\u015flar\u0131 i\u00e7inde ipotekli sat\u0131\u015flar\u0131n pay\u0131 y\u00fczde 8.6 olarak ger\u00e7ekle\u015fti. Ocak-haziran d\u00f6neminde ise bir \u00f6nceki y\u0131l\u0131n ayn\u0131 d\u00f6nemine g\u00f6re y\u00fczde 57.7 azal\u0131\u015fla 51 bin 415 oldu. \u0130lk 6 ayda kredili sat\u0131\u015f\u0131n pay\u0131 y\u00fczde 9.4 seviyesinde.\u00a0Y\u0131ll\u0131k olarak de\u011ferlendirildi\u011finde bu seviye, \u015fimdiye kadar yap\u0131lan t\u00fcm sat\u0131\u015flardan daha d\u00fc\u015f\u00fck bir kredili al\u0131m\u0131 i\u015faret ediyor.<\/p>\n<p><strong>Ortalama konut fiyat\u0131 3.4 milyon TL<\/strong><\/p>\n<p>Konut fiyatlar\u0131 enflasyon kar\u015f\u0131s\u0131nda reel olarak d\u00fc\u015f\u00fc\u015f g\u00f6sterse de 2021\u2019de ba\u015flayan h\u0131zl\u0131 y\u00fckseli\u015f ve rekor bedeller konut al\u0131m\u0131n\u0131 zorla\u015ft\u0131rmaya devam ediyor. Buna g\u00f6re haziran itibar\u0131yla konut fiyatlar\u0131nda reel d\u00fc\u015f\u00fc\u015f y\u0131ll\u0131k y\u00fczde 14 seviyesine kadar geldi.\u00a0<\/p>\n<p>B\u00fcy\u00fck veri analizi ve yapay zek\u00e2 teknolojisi kullanarak gayrimenkul de\u011fer hesab\u0131 sunan Endeksa verilerine g\u00f6re, kay\u0131s ay\u0131 sonu itibar\u0131yla T\u00fcrkiye genelinde ortalama konut metrekare sat\u0131\u015f fiyat\u0131 25 bin 931 TL, ortalama konut fiyat\u0131 ise 3 milyon 396 bin 961 TL olarak ger\u00e7ekle\u015fti. Ba\u015fkentte ortalama konut metrekare sat\u0131\u015f fiyat\u0131 21 bin 504 TL olurken, ortalama konut fiyat\u0131 ise 2.8 milyon TL.\u00a0\u0130stanbul\u2019da ortalama konut metrekare sat\u0131\u015f fiyat\u0131 39 bin 852 TL, ortalama konut fiyat\u0131 ise 4.6 milyon TL. Antalya\u2019da ortalama konut metrekare sat\u0131\u015f fiyat\u0131 35 bin 57 TL, ortalama konut fiyat\u0131 4.1 milyon TL.<\/p>\n<p><strong>Yabanc\u0131 pay\u0131 geriliyor<\/strong><\/p>\n<p>Yabanc\u0131lara yap\u0131lan konut sat\u0131\u015flar\u0131 2022 y\u0131l\u0131ndan 2023 ilk \u00e7eyre\u011fine kadar tarihi zirveleri denemi\u015fti. Toplam sat\u0131\u015flar i\u00e7inde yabanc\u0131lara yap\u0131lan konut sat\u0131\u015flar\u0131 ilk kez y\u00fczde 5 pay ve \u00fczerinde sat\u0131\u015fa konu olmu\u015ftu. 2023 Nisan ay\u0131 itirab\u0131yla ba\u015flayan d\u00fc\u015f\u00fc\u015fle birlikte, 2024 Haziranda yabanc\u0131lara yap\u0131lan konut sat\u0131\u015f\u0131 pay\u0131, toplam konut sat\u0131\u015f\u0131 i\u00e7inde y\u00fczde 1.8\u2019e kadar gerilemi\u015f oldu.\u00a0Yabanc\u0131lara yap\u0131lan konut sat\u0131\u015flar\u0131 6 ayda y\u00fczde 45.7 azalarak 10 bin 461 oldu. Haziranda ise bir \u00f6nceki y\u0131l\u0131n ayn\u0131 ay\u0131na g\u00f6re y\u00fczde 45.1 azalarak 1440 olarak ger\u00e7ekle\u015fti.
