Veriler, in\u015faat \u00fcretiminin t\u00fcm zamanlar\u0131n zirvesinde oldu\u011funa i\u015faret etti.<\/p>\n<p>Y\u00fczde 29,9&#8217;luk art\u0131\u015fa i\u015faret eden endeks (149,6), verinin a\u00e7\u0131klanmaya ba\u015fland\u0131\u011f\u0131 2017 Ocak&#8217;tan bu yana aradan ge\u00e7en 105 ay\u0131n en y\u00fckse\u011fi olarak kay\u0131tlara ge\u00e7ti.<\/p>\n<p>Endeksin alt k\u0131r\u0131l\u0131mlar\u0131 incelendi\u011finde bina in\u015faat\u0131 endeksinin y\u00fczde 31,2 art\u0131\u015fla 171,9 puana, bina d\u0131\u015f\u0131 in\u015faatlar\u0131n y\u00fczde 23,3 y\u00fckseli\u015fle 98,9 puana, \u00f6zel in\u015faat faaliyetlerinin ise y\u00fczde 30,1 art\u0131\u015fla 135 puana y\u00fckseldi\u011fi g\u00f6r\u00fcld\u00fc.<\/p>\n<p><strong>&#8220;\u015eantiye taraf\u0131 ciddi \u015fekilde h\u0131zland\u0131&#8221;<\/strong><\/p>\n<p>\u0130stanbul \u00dcniversitesi \u0130\u015fletme Fak\u00fcltesi \u00d6\u011fretim \u00dcyesi Prof. Dr. Ali Hep\u015fen, AA muhabirine konuya ili\u015fkin yapt\u0131\u011f\u0131 a\u00e7\u0131klamada, in\u015faat \u00fcretim endeksinde do\u011frudan sahadaki fiziksel \u00fcretim hacminin \u00f6l\u00e7\u00fcld\u00fc\u011f\u00fcn\u00fc belirterek, &#8220;Yani \u015fantiyedeki makinenin \u00e7al\u0131\u015fma temposu, yap\u0131lan i\u015f\u00e7ilik ya da d\u00f6k\u00fclen beton gibi d\u00fc\u015f\u00fcn\u00fclmeli. Yani talep mi finansman m\u0131 yoksa sadece proje tamamlamaya d\u00f6n\u00fck zorunlu h\u0131zlanma m\u0131? E\u011fer kredi kanallar\u0131 a\u00e7\u0131k, sat\u0131\u015f ritmi kar\u015f\u0131l\u0131k veriyor ve nakit ak\u0131\u015f\u0131 nefes ald\u0131r\u0131yorsa bu tepe noktas\u0131n\u0131n \u00fczerine yeni seviyeler eklenebilir. Ama faiz y\u00fcksek, maliyet bask\u0131s\u0131 devam ediyor ve stok birikmeye ba\u015fl\u0131yorsa bu zirve bir s\u00fcre sonra yava\u015flaman\u0131n habercisi de olabilir. Yani zirve var, do\u011fru fakat s\u00fcrd\u00fcr\u00fclebilirli\u011fi hen\u00fcz garanti de\u011fil.&#8221;<\/p>\n<p>Hep\u015fen, konuttaki ivmenin devam etmesi, talep-finansman uyumunun kurulmas\u0131 ve bu uyumun projelerde i\u015fletme sermayesi riski olu\u015fturmamas\u0131 durumunda endeksteki zirvenin uzun bir d\u00f6ng\u00fcn\u00fcn ba\u015flang\u0131c\u0131 olabilece\u011fini vurgulad\u0131.<\/p>\n<p>Prof. Dr. Ali Hep\u015fen &#8220;Tam tersi durumda, \u00f6zellikle sat\u0131\u015f ve finansman ayn\u0131 g\u00fcc\u00fc vermezse, bug\u00fcnk\u00fc y\u00fcksek tempo ileride stok bask\u0131s\u0131na ve finansman gerilimine d\u00f6n\u00fc\u015febilir.
