Konut ve kira piyasas\u0131na dair t\u00fcm geli\u015fmeleri milliyet.com.tr\u2019ye de\u011ferlendiren Gayrimenkul Uzman\u0131 Mustafa Hakan \u00d6zelmac\u0131kl\u0131 \u015fu ifadeleri kulland\u0131: \u201c\u00d6zellikle veriler a\u00e7\u0131s\u0131ndan bakt\u0131\u011f\u0131m\u0131zda 2026 y\u0131l\u0131n\u0131n ilk 2 ay\u0131nda \u0130stanbul&#8217;da tam olarak 60.311 adet gayrimenkul sat\u0131\u015f i\u015flemi ger\u00e7ekle\u015fti. Bunu \u00f6zellikle Esenyurt&#8217;tan sonra gelen K\u00fc\u00e7\u00fck\u00e7ekmece ve Bah\u00e7elievler i\u00e7in s\u00f6yleyebilirim.\u00a0<\/p>\n<p><strong>\u0130STANBUL\u2019DA YILIN \u0130LK 2 AYINDA YO\u011eUN TALEP G\u00d6REN \u0130L\u00c7ELER\u00a0<\/strong><\/p>\n<p>\u0130stanbul\u2019da \u0130lk 2 aya bakt\u0131\u011f\u0131m\u0131zda Esenyurt&#8217;ta 5.171 konut sat\u0131\u015f\u0131 ger\u00e7ekle\u015fti. Bu say\u0131 K\u00fc\u00e7\u00fck\u00e7ekmece&#8217;de 2.107, Pendik&#8217;te 2.058 ve Bah\u00e7elievler&#8217;de ise 2.006 oldu. Yani verilere g\u00f6re Esenyurt, K\u00fc\u00e7\u00fck\u00e7ekmece, Pendik ve Bah\u00e7elievler, \u0130stanbul&#8217;da ilk 2 ay\u0131 en yo\u011fun sat\u0131\u015fla ge\u00e7iren il\u00e7eler oldu diyebiliriz.\u00a0<\/p>\n<p><strong>\u015e\u0130LE VE SARIYER\u2019DE D\u0130KKAT \u00c7EKEN HAREKETL\u0130L\u0130K\u00a0<\/strong><\/p>\n<p>\u0130stanbul i\u00e7erisinde sat\u0131\u015flar\u0131n artt\u0131\u011f\u0131 il\u00e7elere bakt\u0131\u011f\u0131m\u0131zda, ilk etapta \u015eile&#8217;de Ocak ay\u0131nda 51 olan sat\u0131\u015f say\u0131s\u0131n\u0131n \u015eubat&#8217;ta 85&#8217;e \u00e7\u0131karak y\u00fczde 66 artt\u0131\u011f\u0131n\u0131 g\u00f6r\u00fcyoruz. Sar\u0131yer&#8217;de ise Ocak&#8217;taki 152 adet olan sat\u0131\u015f, \u015eubat\u2019ta 247&#8217;ye ula\u015fm\u0131\u015f ve y\u00fczde 62&#8217;lik bir art\u0131\u015f ya\u015fanm\u0131\u015f. Ancak \u015eile ve Sar\u0131yer bu noktada \u00e7ok do\u011fru bir \u00f6l\u00e7\u00fct de\u011fil. \u00c7\u00fcnk\u00fc bu b\u00f6lgelerde sat\u0131\u015flar o kadar az ki, bir proje teslim edildi\u011finde ya da tapular \u00e7\u0131kt\u0131\u011f\u0131nda sat\u0131\u015flar \u00e7ok y\u00fcksek oranda artm\u0131\u015f gibi g\u00f6z\u00fck\u00fcyor.<\/p>\n<p>Bu durumu y\u0131ll\u0131k ortalamaya g\u00f6re de\u011ferlendirmekte fayda var. \u0130stanbul&#8217;da Ocak&#8217;tan \u015eubat&#8217;a sat\u0131\u015flar\u0131n en \u00e7ok artt\u0131\u011f\u0131 di\u011fer il\u00e7elere bakt\u0131\u011f\u0131m\u0131zda ilk s\u0131rada y\u00fczde 34 art\u0131\u015fla B\u00fcy\u00fck\u00e7ekmece yer al\u0131yor. Ard\u0131ndan y\u00fczde 33 art\u0131\u015fla Sancaktepe, yine y\u00fczde 33 art\u0131\u015fla Sultanbeyli ve y\u00fczde 31 art\u0131\u015fla \u015ei\u015fli geliyor.\u00a0<\/p>\n<p><strong>2 \u0130L\u00c7EDE SATI\u015eLAR AZALDI\u00a0<\/strong><\/p>\n<p>Sat\u0131\u015flarda \u00c7atalca ve Silivri&#8217;deki d\u00fc\u015f\u00fc\u015f\u00fcn en \u00f6nemli nedeni ise Ocak ve \u015eubat aylar\u0131n\u0131n arsa-arazi sat\u0131\u015flar\u0131n\u0131n nispeten yava\u015flad\u0131\u011f\u0131 d\u00f6nemler olmas\u0131. O nedenle buralarda k\u0131\u015f aylar\u0131nda bu d\u00fc\u015f\u00fck oranlar\u0131 g\u00f6rmemiz normal. \u00d6n\u00fcm\u00fczdeki aylarda, \u00f6zellikle bahar ve yaz d\u00f6neminde \u00c7atalca ve Silivri&#8217;deki sat\u0131\u015flar da artacakt\u0131r.\u00a0<\/p>\n<p><strong>\u0130STANBUL&#8217;DA K\u0130RALAR Y\u00dcKSEL\u0130\u015eTE: \u0130\u015eTE EN B\u00dcY\u00dcK NEDEN\u0130\u00a0<\/strong><\/p>\n<p>\u0130stanbul&#8217;da ger\u00e7ekten kiralarda \u00f6nemli art\u0131\u015flar var. Bunun en temel nedeni hi\u00e7 \u015f\u00fcphesiz kentsel d\u00f6n\u00fc\u015f\u00fcm s\u00fcre\u00e7leri. Kentsel d\u00f6n\u00fc\u015f\u00fcm \u0130stanbul&#8217;da \u00e7ok h\u0131zl\u0131 ve etkili bir \u015fekilde devam ediyor. Ayr\u0131ca \u0130stanbul, do\u011fas\u0131 gere\u011fi b\u00fcy\u00fck\u015fehir ve g\u00f6\u00e7 alan bir yer. Yeni daireler eski dairelere k\u0131yasla piyasaya daha y\u00fcksek rakamlardan arz edildi\u011fi i\u00e7in \u0130stanbul&#8217;da bu t\u00fcr fiyatlar\u0131 g\u00f6r\u00fcyoruz.<\/p>\n<p><strong>3 \u015eEH\u0130R \u015eA\u015eIRTTI: \u0130\u015eTE K\u0130RALARIN EN AZ ARTTI\u011eI \u0130LLER\u00a0<\/strong><\/p>\n<p>\u00d6te yandan Hatay, Kahramanmara\u015f ve Osmaniye gibi deprem b\u00f6lgelerinde sosyal konutlar\u0131n teslimi yap\u0131ld\u0131. \u00c7ok say\u0131da vatanda\u015f\u0131n art\u0131k kiradan kendi evine yerle\u015fmesiyle birlikte, bu illerdeki kiralarda d\u00fc\u015f\u00fc\u015fler g\u00f6rd\u00fc\u011f\u00fcm\u00fcz\u00fc s\u00f6yleyebiliriz.\u00a0<\/p>\n<p>Merkez Bankas\u0131 taraf\u0131ndan yay\u0131mlanan Yeni Kirac\u0131 Kira Endeksi\u2019ne g\u00f6re \u015fubatta y\u0131ll\u0131k bazda Hatay, Kahramanmara\u015f, Osmaniye\u2019de kira art\u0131\u015flar\u0131 %20 seviyesinde ger\u00e7ekle\u015fti.\u00a0<\/p>\n<p><strong>\u0130STANBUL\u2019DA ORTALAMA K\u0130RA F\u0130YATI NE KADAR?\u00a0<\/strong><\/p>\n<p>A\u00e7\u0131k\u00e7as\u0131 \u0130stanbul&#8217;da ge\u00e7en y\u0131llara k\u0131yasla bu d\u00f6nemi biraz daha hareketli ge\u00e7irdik. Normalde Eyl\u00fcl-Ekim aylar\u0131ndan Mart ay\u0131na kadar piyasada yatay bir seyir izlenirdi ancak \u015eubat ay\u0131nda da bu art\u0131\u015f ya\u015fand\u0131. \u015eu an i\u00e7in \u0130stanbul&#8217;da ortalama konut kira fiyatlar\u0131n\u0131n metrekarede 375 TL seviyelerinde oldu\u011funu g\u00f6r\u00fcyoruz. Yani 100 metrekare bir dairenin kiras\u0131 yakla\u015f\u0131k 37.500 TL civar\u0131nda.<\/p>\n<p>Ancak ya\u015f\u0131 gen\u00e7, yani s\u0131f\u0131r daireler dedi\u011fimizde bu rakam metrekarede 450 TL&#8217;lere kadar \u00e7\u0131kabiliyor. 15-16 y\u0131l ve \u00fcst\u00fc eski yap\u0131larda ise metrekare de\u011feri 300 TL&#8217;lere kadar d\u00fc\u015f\u00fcyor. Genel anlamda ifade etmek gerekirse, kira fiyatlar\u0131 art\u0131\u015f trendine girmi\u015f durumda ve her ay metrekare baz\u0131nda ortalama 10-15 TL \u00fczerine koyacak gibi duruyor.<\/p>\n<p><strong>A\u011eUSTOS AYINA D\u0130KKAT!\u00a0<\/strong><\/p>\n<p>Bu durum, A\u011fustos ay\u0131 gibi yaz ortas\u0131nda \u0130stanbul&#8217;da metrekare kira fiyatlar\u0131n\u0131n ortalama 450 TL band\u0131na \u00e7\u0131kmas\u0131na neden olabilir.
