BTSO Ana Hizmet Binas\u0131\u2019nda gayrimenkul sekt\u00f6r temsilcilerini bulu\u015fturan BTSO 54. Meslek Komitesi Geni\u015fletilmi\u015f Sekt\u00f6r Analiz Toplant\u0131s\u0131\u2019nda konu\u015fan \u0130smail Duyar, \u201cBursa\u2019da gayrimenkul fiyatlar\u0131 enflasyonun \u00fczerinde art\u0131yor. Art\u0131\u015f\u0131n bu \u015fekilde b\u00fcy\u00fck olmas\u0131n\u0131n sebebi sadece enflasyon kaynakl\u0131 de\u011fildir. Bunun gayrimenkule y\u00f6nelik taleple de ba\u011flant\u0131l\u0131 oldu\u011funu unutmamak gerekiyor. Gayrimenkule y\u00f6nelik talep ise ihtiya\u00e7la do\u011fru orant\u0131l\u0131\u201d ifadelerini kulland\u0131.<\/p>\n<p>Bursa\u2019da gerek konut, gerekse de konut d\u0131\u015f\u0131 gayrimenkullerde ciddi bir ihtiyac\u0131n ortaya \u00e7\u0131kt\u0131\u011f\u0131n\u0131 belirten \u0130smail Duyar, \u015f\u00f6yle devam etti; \u201cYeni arsalar\u0131n konut imar\u0131na a\u00e7\u0131lmamas\u0131 sebebiyle, vatanda\u015flar konutlara istedi\u011fi fiyatlarda ula\u015fam\u0131yor. Ayn\u0131 durum ticaret taraf\u0131nda da ge\u00e7erli. Sanayicimizin ucuz, ula\u015f\u0131labilir ve rekabet\u00e7ili\u011fini destekleyecek alanlara ihtiyac\u0131 var. Ancak mevcut \u015fartlar sebebiyle sanayici, elindeki paray\u0131 arsa ve binaya harcamak zorunda kal\u0131yor. Oysa \u00fcreticilerimizin kaynaklar\u0131n\u0131 i\u015fletme sermayesi, ara\u015ft\u0131rma geli\u015ftirme faaliyetleri ve pazarlamaya ay\u0131rmas\u0131n\u0131 sa\u011flamak zorunday\u0131z. \u00c7\u00fcnk\u00fc \u00fcretim, istihdam ve ihracat\u0131 da geli\u015ftirecektir.\u201d<\/p>\n<p><strong>&#8220;Sanayide de\u011fer art\u0131\u015f\u0131 var, rant olarak anmak do\u011fru de\u011fil&#8221;<\/strong><\/p>\n<p>Sanayi yat\u0131r\u0131mlar\u0131n\u0131n \u00f6nemli bir altyap\u0131 ile ger\u00e7ekle\u015ftirildi\u011fine i\u015faret eden \u0130smail Duyar, de\u011fer art\u0131\u015f\u0131n\u0131n da bunun neticesinde ortaya \u00e7\u0131kt\u0131\u011f\u0131n\u0131 s\u00f6yledi. Planlanmam\u0131\u015f, altyap\u0131s\u0131 olmayan, \u00f6l\u00e7\u00fclemeyen ve vergilendirilemeyen toprak ile elde edilen gelirin rant olarak an\u0131ld\u0131\u011f\u0131n\u0131 ancak planl\u0131 sanayi alanlar\u0131nda b\u00f6yle bir durumun olmad\u0131\u011f\u0131n\u0131 kaydeden Duyar, \u015f\u00f6yle devam etti:<br \/>\u201cBiz diyoruz ki, bu ciddi kontrol edilebilir, planlanm\u0131\u015f, altyap\u0131s\u0131 haz\u0131rlanm\u0131\u015f araziler sanayiciye konut \u00fcreticisine verilsin ki sanayici, eme\u011fini, sermayesini topra\u011fa, in\u015faata ve binaya harcamadan \u00fcretimine ve ihracat\u0131na baks\u0131n. Bug\u00fcn konuta eri\u015fememek sosyolojik sorunlar\u0131 da beraber getiriyor. Bu konuyu l\u00fctfen rant \u00e7er\u00e7evesinde de\u011fil, sosyolojik ve ekonomik anlamda de\u011ferlendirelim.\u201d<\/p>\n<p><strong>&#8220;Son 5 y\u0131lda konut fiyatlar\u0131 bin 23 artt\u0131&#8221;<\/strong><\/p>\n<p>BTSO Meclis \u00dcyesi \u0130smail Duyar, toplant\u0131da sekt\u00f6r temsilcilerine kentteki arazi ve konut fiyatlar\u0131ndaki de\u011fi\u015fime ili\u015fkin bir sunum yapt\u0131. Buna g\u00f6re, Bursa\u2019da sat\u0131l\u0131k konut metrekare birim fiyat\u0131 2019 y\u0131l\u0131n\u0131n Ocak ay\u0131ndan bu y\u0131l\u0131n Nisan ay\u0131na kadar ge\u00e7en yakla\u015f\u0131k 5 y\u0131ll\u0131k d\u00f6nemde y\u00fczde bin 23, yani on kat artt\u0131. Sat\u0131l\u0131k konut metrekare birim fiyat\u0131, son 2 y\u0131lda y\u00fczde 250, son 1 y\u0131lda ise y\u00fczde 55 art\u0131\u015fla 22 bin 272 lira oldu. Bursa\u2019da konut imarl\u0131 arsa metrekare birim fiyat\u0131 son 5 y\u0131lda y\u00fczde 760, son iki y\u0131lda y\u00fczde 298, son bir y\u0131lda ise y\u00fczde 80 artt\u0131. Kentte arazi, ba\u011f, bah\u00e7e ve tarla metrekare birim fiyat\u0131 ise son 5 y\u0131lda y\u00fczde bin 162, son 2 y\u0131lda y\u00fczde 440, son bir y\u0131lda ise y\u00fczde 111 artt\u0131. T\u00fcrkiye \u0130statistik Kurumu\u2019nun a\u00e7\u0131klad\u0131\u011f\u0131 verilere g\u00f6re T\u00fcrkiye\u2019nin Nisan ay\u0131 enflasyonu y\u0131ll\u0131k bazda y\u00fczde 69,80 olarak a\u00e7\u0131klanm\u0131\u015ft\u0131.<\/p>\n<p><strong>&#8220;Mahalle aralar\u0131 \u00fcretim tesisleriyle doldu&#8221;<\/strong><\/p>\n<p>BTSO 54. Komite Ba\u015fkan\u0131 \u00d6zkan Aydemir ise, Bursa\u2019n\u0131n 17 sanayi b\u00f6lgesinin yan\u0131 s\u0131ra, k\u00fc\u00e7\u00fck sanayi siteleriyle \u00fcretime, istihdama ve ihracata \u00e7ok b\u00fcy\u00fck katk\u0131 sa\u011flad\u0131\u011f\u0131n\u0131 s\u00f6yledi. Son 5-6 y\u0131lda kentteki sanayi b\u00f6lgelerinin yetersiz kald\u0131\u011f\u0131n\u0131 g\u00f6zlemlediklerini belirten Aydemir, \u201cBursa\u2019ya yat\u0131r\u0131m yapmak isteyenler i\u00e7in b\u00fcy\u00fck \u00f6l\u00e7ekli sanayi arsalar\u0131 bulunmuyor. O y\u00fczden Bursa B\u00fcy\u00fck\u015fehir Belediyesi\u2019nin ve il\u00e7e belediyelerinin mutlaka baz\u0131 b\u00f6lgeleri sanayi yat\u0131r\u0131mlar\u0131 i\u00e7in a\u00e7mas\u0131 gerekiyor. Bu yap\u0131lmad\u0131\u011f\u0131 takdirde Nil\u00fcfer il\u00e7esinde oldu\u011fu gibi ka\u00e7ak yap\u0131la\u015fman\u0131n da \u00f6n\u00fc a\u00e7\u0131lacak.\u201d dedi.<\/p>\n<p>Konut ve sanayi alanlar\u0131n\u0131n h\u0131zla planlanmas\u0131 gerekti\u011fini ifade eden \u00d6zkan Aydemir, \u201cBursa\u2019n\u0131n merkez il\u00e7eleri Y\u0131ld\u0131r\u0131m, Osmangazi ve Nil\u00fcfer\u2019de mahalle aralar\u0131nda at\u00f6lyeler olu\u015ftu. KOB\u0130 \u00f6l\u00e7e\u011findeki firmalar, uygun \u00fcretim yeri bulamad\u0131klar\u0131 i\u00e7in mahalle aralar\u0131ndaki d\u00fckk\u00e2nlara y\u00f6neldi. \u00c7al\u0131\u015fan say\u0131s\u0131n\u0131 da dikkate ald\u0131\u011f\u0131m\u0131zda \u015fehir i\u00e7inde s\u0131k\u0131\u015f\u0131p kalan \u00fcretim tesislerinin kente asl\u0131nda b\u00fcy\u00fck bir zarar verdi\u011fi de bir ger\u00e7ek. Bu firmalar\u0131n mutlaka toplu olarak bir yerlere \u00e7\u0131kar\u0131lmas\u0131 gerekiyor.
