Sat\u0131\u015flar bir \u00f6nceki y\u0131l\u0131n ayn\u0131 ay\u0131na g\u00f6re %2,4 oran\u0131nda azald\u0131.<\/p>\n<p>Konut sat\u0131\u015flar\u0131n\u0131n \u00fcst \u00fcste d\u00fc\u015f\u00fc\u015f g\u00f6sterdi\u011fi bu d\u00f6nemde birinci el sat\u0131\u015flardaki de\u011fi\u015fim ise dikkat \u00e7ekti. S\u0131f\u0131r konutlarda sat\u0131\u015flar May\u0131s ay\u0131nda bir \u00f6nceki y\u0131l\u0131n ayn\u0131 ay\u0131na g\u00f6re %3,3 artarak 35 bin 558 oldu. Peki konut sat\u0131\u015flar\u0131ndaki gerileme devam eder mi? \u0130stanbul civar\u0131nda vatanda\u015flar\u0131n sat\u0131n almada en \u00e7ok tercih etti\u011fi b\u00f6lgeler neler? Konut ve kiralarda d\u00fc\u015f\u00fc\u015f g\u00f6r\u00fcl\u00fcr m\u00fc?<\/p>\n<p><strong>\u2018SATI\u015eLARIN D\u00dc\u015eMES\u0130NDE B\u0130RDEN FAZLA NEDEN VAR\u2019<\/strong><\/p>\n<p>Konuyla ilgili merak edilenleri milliyet.com.tr\u2019ye a\u00e7\u0131klayan Gayrimenkul Uzman\u0131 Mustafa Hakan \u00d6zelmac\u0131kl\u0131 \u015fu ifadeleri kulland\u0131: \u201cKonut sat\u0131\u015flar\u0131nda k\u0131smen bir d\u00fc\u015f\u00fc\u015f var. Asl\u0131nda bir \u00f6nceki aya g\u00f6re iyi bir art\u0131\u015f\u0131n oldu\u011funu da s\u00f6yleyebiliriz. Ge\u00e7en ay 75 bin seviyesinde olan sat\u0131\u015flar bu ay 110 bin seviyesine kadar y\u00fckseldi. Bunun asl\u0131nda olumlu bir geli\u015fme oldu\u011funu s\u00f6yleyebilirim.<\/p>\n<p>\u00d6zellikle ge\u00e7en y\u0131l\u0131n ayn\u0131 d\u00f6nemine g\u00f6re sat\u0131\u015flar y\u00fczde 2.4 oran\u0131nda azalma g\u00f6sterdi. Sat\u0131\u015flar\u0131n gerilemesinde birden fazla neden var. Bunlar i\u00e7erisinde en \u00f6nemlisi konut fiyatlar\u0131na eri\u015fimde ya\u015fanan k\u0131s\u0131tl\u0131l\u0131kt\u0131r. Toplam konut sat\u0131\u015flar\u0131 i\u00e7erisinde ipotekli sat\u0131\u015flar\u0131n pay\u0131 y\u00fczde 9 seviyesinde kald\u0131.<\/p>\n<p>Bu nedenle krediye eri\u015fimde ya\u015fanan problemin konut eri\u015fimini \u00f6nemli derecede etkiledi\u011fini g\u00f6r\u00fcyoruz. KKM\u2019den \u00e7\u0131k\u0131\u015flar\u0131n da nispeten konut taraf\u0131nda al\u0131mlara do\u011fru y\u00f6nelimi h\u0131zland\u0131rd\u0131\u011f\u0131n\u0131 s\u00f6ylemek m\u00fcmk\u00fcn.<\/p>\n<p><strong>P\u0130YASAYI ETK\u0130LEYEN FAKT\u00d6RLER<\/strong><\/p>\n<p>Birinci el konut sat\u0131\u015flar\u0131nda k\u0131smen bir art\u0131\u015f var. Mevcutta var olan konut stoku \u00fczerinden k\u0131smi bir art\u0131\u015f\u0131 g\u00f6steriyor. \u0130potek d\u0131\u015f\u0131nda konut sat\u0131\u015flar\u0131n\u0131 etkileyen di\u011fer fakt\u00f6rler ise mevduat faizlerindeki y\u00fcksek getiri oran\u0131, kiralara getirilen y\u00fczde 25\u2019lik s\u0131n\u0131rlama, gayrimenkule getirilece\u011fi s\u00f6ylenen ek vergi gibi hususlar yat\u0131r\u0131mc\u0131 taraf\u0131nda ki\u015fileri d\u00fc\u015f\u00fcnd\u00fcr\u00fcyor diyebiliriz.<\/p>\n<p><strong>TAR\u0130H VER\u0130LD\u0130: \u2018GAYR\u0130MENKULE Y\u00d6NEL\u0130M ARTAB\u0130L\u0130R\u2019<\/strong><\/p>\n<p>Piyasa genel anlamda bu seneyi ge\u00e7en y\u0131la benzer sat\u0131\u015f rakamlar\u0131 ile kapat\u0131r gibi d\u00fc\u015f\u00fcn\u00fcyorum. \u00d6zellikle son \u00e7eyrekte art\u0131\u015flar\u0131n biraz daha h\u0131zlanaca\u011f\u0131n\u0131 s\u00f6ylemek m\u00fcmk\u00fcn. D\u00fc\u015fen enflasyon oranlar\u0131 sonras\u0131nda gayrimenkule y\u00f6nelim artabilir. Piyasadaki f\u0131rsat gayrimenkullerinin sat\u0131\u015f\u0131 h\u0131zlanabilir. Sat\u0131\u015f rakamlar\u0131nda ilerleyen s\u00fcre\u00e7te baz\u0131 gerilemeleri yine g\u00f6rece\u011fiz. \u015eu an i\u00e7in haziran ay\u0131nda tatilin erken ba\u015flamas\u0131 ve uzun bir Kurban Bayram\u0131 tatili nedeniyle verilerde d\u00fc\u015f\u00fc\u015fler ya\u015fayaca\u011f\u0131z.<\/p>\n<p>110 bin konut sat\u0131\u015f\u0131 a\u00e7\u0131s\u0131ndan bakt\u0131\u011f\u0131m\u0131zda may\u0131s ay\u0131 verileri bu y\u0131l\u0131n en iyi verileridir. Bu hala istenilen seviyelerde de\u011fil. \u00c7\u00fcnk\u00fc ilk el sat\u0131\u015flar\u0131n artmas\u0131 laz\u0131m. \u015eu anda hala y\u00fczde 67 seviyesinde ikinci el gayrimenkul sat\u0131\u015flar\u0131 s\u00f6z konusu.
