Proje hatt\u0131n\u0131n g\u00fczergah\u0131 da bu sayede de\u011ferlenmeye devam ederken, \u0130stanbullular\u0131n son y\u0131llarda g\u00f6zdesi haline gelen alanda yeni bir hareket de olu\u015fturuyor.\u00a0Son d\u00f6rt y\u0131lda gayrimenkul fiyatlar\u0131n\u0131n be\u015fe katland\u0131\u011f\u0131 b\u00f6lgede, il\u00e7e merkezlerinde de de\u011fer art\u0131\u015flar\u0131 devam ediyor.\u00a0<\/p>\n<p>2019 y\u0131l\u0131nda duyurulan projenin\u00a0\u00c7erkezk\u00f6y-Kap\u0131kule aras\u0131ndaki 153 kilometrelik kesiminde \u00e7al\u0131\u015fmalar\u0131n devam etti\u011fini daha \u00f6nce duyuran Ula\u015ft\u0131rma ve Altyap\u0131 Bakan\u0131 Abdulkadir Uralo\u011flu, bu etab\u0131 2025 sonuna kadar, projenin tamam\u0131n\u0131n ise 2028 y\u0131l\u0131na kadar bitirmeyi planlad\u0131klar\u0131n\u0131 a\u00e7\u0131klam\u0131\u015ft\u0131. Hem y\u00fck, hem de yolcu ta\u015f\u0131mac\u0131l\u0131\u011f\u0131 yap\u0131labilecek yeni h\u0131zl\u0131 tren hatt\u0131 olarak planlanan projenin tamamlanmas\u0131yla; Halkal\u0131-Kap\u0131kule (Edirne) aras\u0131 yolcu seyahat s\u00fcresi 4 saatten 1 saat 30 dakikaya; y\u00fck ta\u015f\u0131ma s\u00fcresi ise 6 saat 30 dakikadan 2 saat 30 dakikaya d\u00fc\u015fmesi hedefleniyor. \u00c7erkezk\u00f6y-Kap\u0131kule (153 km) kesiminde altyap\u0131 yap\u0131m \u00e7al\u0131\u015fmalar\u0131nda y\u00fczde 82, proje genelinde y\u00fczde 65 fiziki ilerleme sa\u011fland\u0131\u011f\u0131 biliniyor.<\/p>\n<p>Bakan Abdulkadir Uralo\u011flu, Asya-Avrupa aras\u0131nda ta\u015f\u0131mac\u0131l\u0131kta T\u00fcrkiye\u2019nin k\u00f6pr\u00fc konumunda oldu\u011funu vurgulam\u0131\u015f;\u00a0projenin ise, Asya-Avrupa koridorunun ilk par\u00e7as\u0131n\u0131 olu\u015fturdu\u011funu ifade etmi\u015fti.<\/p>\n<p><strong>Ay ay de\u011fer art\u0131yor<\/strong><\/p>\n<p>Halkal\u0131 ile Kap\u0131kule aras\u0131ndaki tren hatt\u0131; Halkal\u0131\u2019dan ba\u015flayarak Ispartakule, \u00c7atalca, \u00c7erkezk\u00f6y, B\u00fcy\u00fckkar\u0131\u015ft\u0131ran, L\u00fcleburgaz, Babaeski ve Edirne duraklar\u0131 ard\u0131ndan Kap\u0131kule\u2019ye ula\u015f\u0131yor.\u00a0Projenin ilk etab\u0131 \u00c7erkezk\u00f6y-Kap\u0131kule aras\u0131ndaki 153 kilometrelik kesiminin 2025\u2019in sonuna kadar bitirilmesi; Ispartakule-\u00c7erkezk\u00f6y aras\u0131ndaki 67 kilometrelik kesimi ve Halkal\u0131-Ispartakule aras\u0131ndaki 9 kilometrelik kesiminin de 2028 y\u0131l\u0131na kadar tamamlanmas\u0131 planlan\u0131yor. Yapay zeka teknolojisiyle gayrimenkul de\u011fer hesab\u0131 sunan Endeksa\u2019n\u0131n verilerine g\u00f6re, projenin ilerleyi\u015finin duyuruldu\u011fu ocak ay\u0131ndan may\u0131sa kadar bile il ve il\u00e7e merkezlerinde y\u00fczde 5 ila 8 aras\u0131nda de\u011fer art\u0131\u015f\u0131 sa\u011fland\u0131.<\/p>\n<p><strong>Metrekaresi 10 kat artt\u0131<\/strong><\/p>\n<p>EVA Gayrimenkul De\u011ferleme\u2019nin\u00a0de\u011ferleme uzmanlar\u0131ndan\u00a0Onur \u00c7elik,\u00a0Halkal\u0131-Kap\u0131kule hatt\u0131n\u0131n ge\u00e7ti\u011fi b\u00f6lgelerde, pandemi s\u00fcrecinde ve 6 \u015eubat depremleri sonras\u0131nda ba\u015fta \u0130stanbul\u2019da ya\u015fayanlar\u0131n fazla talep g\u00f6stermesiyle birlikte h\u0131zl\u0131 de\u011fer art\u0131\u015flar\u0131 ya\u015fad\u0131\u011f\u0131n\u0131 hat\u0131rlatt\u0131.\u00a0Ula\u015f\u0131m\u0131n b\u00f6lgelerdeki gayrimenkul\u00fcn de\u011fer kazanmas\u0131nda \u00f6nemli bir parametre oldu\u011funa dikkat \u00e7eken \u00c7elik,\u00a0de\u011fer art\u0131\u015f\u0131na ili\u015fkin \u015fu bilgileri payla\u015ft\u0131:<\/p>\n<p>\u201cT\u00fcrkiye Cumhuriyeti Merkez Bankas\u0131 konut fiyat endekslerine g\u00f6re Tekirda\u011f-K\u0131rklareli\u2013Edirne illeri birlikte de\u011ferlendirildi\u011finde 2021 y\u0131l\u0131nda endeks yakla\u015f\u0131k 153 baz puan iken, s\u0131ras\u0131yla 2022 y\u0131l\u0131nda 660 baz puan, 2023 y\u0131l\u0131nda 1.250 baz puan, 2024 y\u0131l\u0131nda ise 1.368 baz puanlar\u0131 g\u00f6rm\u00fc\u015ft\u00fcr. 2020 y\u0131l\u0131nda ortalama metrekare konut biri sat\u0131\u015f\u0131 2 bin lira ile 2 bin 500 lira aras\u0131ndayken, metrekare konut birim sat\u0131\u015flar\u0131 g\u00fcn\u00fcm\u00fczde 25 bin lira civarlar\u0131ndad\u0131r. \u00d6zellikle pandemi ve deprem sonras\u0131 her y\u0131l i\u00e7erisinde gayrimenkul piyasas\u0131nda bu illerde yakla\u015f\u0131k 2-3 kat fiyat art\u0131\u015flar\u0131na sebep olmu\u015ftur. Mevcutta T\u00fcrkiye, Avrupa\u2019n\u0131n alt\u0131nc\u0131, d\u00fcnyan\u0131n 8\u2019inci YHT i\u015fletmecisi haline geldi.\u00a0Bakanl\u0131\u011f\u0131n yeni yat\u0131r\u0131m d\u00f6neminde ise hedef olarak; 5 y\u0131lda 3 bin 92 kilometrelik hatt\u0131n yap\u0131lmas\u0131 \u00f6ng\u00f6r\u00fcl\u00fcyor.\u00a0T\u00fcrkiye\u2019nin demir yolu a\u011f\u0131n\u0131n da 2028 y\u0131l\u0131 itibar\u0131yla 17 bin 11 kilometreye ula\u015fmas\u0131 planlan\u0131yor.\u00a0<\/p>\n<p><strong>Y\u00fck ta\u015f\u0131mac\u0131l\u0131\u011f\u0131 etken oldu<\/strong><\/p>\n<p>Koronavir\u00fcs pandemisi ard\u0131ndan \u0130stanbul\u2019a yak\u0131n bir b\u00f6lge olarak gayrimenkul, arsa ve tar\u0131m arazilerinin h\u0131zl\u0131 de\u011fer kazand\u0131\u011f\u0131 Trakya\u2019ya ayn\u0131 zamanda\u00a0sanayiciler de fabrika, lojistik merkezi gibi alanlarda yat\u0131r\u0131mlar yap\u0131yor. \u00d6zellikle b\u00f6lgede y\u00fck ta\u015f\u0131mac\u0131l\u0131\u011f\u0131n\u0131 da kolayla\u015ft\u0131racak yeni demir yolu hatt\u0131n\u0131n da bu tercihte \u00f6nemli etken oldu\u011fu belirtiliyor.<\/p>\n<p>Mevcut d\u00f6nemde de de\u011ferlenmeye devam eden arsa alanlar\u0131 aras\u0131nda Trakya\u2019y\u0131 ba\u015fl\u0131ca b\u00f6lgelerden g\u00f6steren\u00a0arsaVev Y\u00f6netim Kurulu Ba\u015fkan\u0131 B\u00fclent \u00d6zt\u00fcrk, \u201c\u0130nsanlar hem yo\u011fun \u015fehir hayat\u0131n\u0131n d\u0131\u015f\u0131nda ya\u015famak hem de \u015fehir merkezine yak\u0131n olmak istiyorlar. Buralarda aray\u0131\u015f az katl\u0131, zemini g\u00fcvenli, bah\u00e7eli vb. yap\u0131lar oluyor\u201d dedi.<\/p>\n<p><strong>Tar\u0131mda da eli g\u00fc\u00e7l\u00fc<\/strong><\/p>\n<p>B\u00f6lgede yat\u0131r\u0131mc\u0131lar sadece gayrimenkul ve arsa al\u0131m\u0131 yapm\u0131yor; yan\u0131 s\u0131ra tar\u0131msal ve hayvansal \u00fcretim i\u00e7in de Trakya\u2019daki pek \u00e7ok alana yat\u0131r\u0131m talebi var.
